RENTAL POLICY - SKYHAWK RENTALS, LLC

AVAILABILITY:

Availability is based on a first come, first served basis. Skyhawk Rentals does not rent to any applicant sight unseen. All properties must be viewed by applicant(s) prior to lease signing, however, we do not show to a prospective tenant until application has been approved.

RENTAL APPLICATIONS:

Applications are to be completed by all applicants over the age of 17 with an application fee paid by each prospective occupant. All application fees are non-refundable.

OCCUPANCY:

Must be in accordance with local ordinances.  

VEHICLES:

Recreational or commercial vehicles, expect for Mopeds and scooters ONLY, are not allowed unless such an area has been designated by the management. The property management company reserves the right to limit or disallow cars and motorcycles as well as to charge or amend the policies at any time. Parking space is limited; therefore, the number of vehicles allowed is one per bedroom. At no time should any vehicle of any kind be driven or parked off of paved or gravel surfaces. 

CREDIT SCORING:

Information about you and your credit experiences, such as your bill paying history, the number and types of accounts you have, late payments, collection actions outstanding debt, and the age of your accounts is collected from. Automatic denial will result from: false Social Security number, unpaid housing debt, unpaid eviction, and/or unpaid utilities (cable, electric, water, phone, etc.). 

CRIMINAL HISTORY:

A criminal history check will be performed on ALL occupants 18 and over.

INCOME:

Gross income must be a minimum of 3 (three) times the monthly rent amount. All income must be verified by the last paycheck statement. Income such as alimony, commissions, or tips will require written verification. Self employed applicants must provide the previous year’s tax return. Unemployed applicants must provide documentation in the form of bank statements, IRA, or trust fund reflecting a balance equal to the sum of three (3) times the lease term.
